What if the deal falls through after you start marketing?

You owe us nothing. We only earn when we bring the buyer who closes. If the deal dies—financing fails, seller changes mind, title issue—zero payment. That's the whole point of the 50/50 risk-share.

Do I have to work exclusive with Dispo Buddy?

No. Non-exclusive. You can market the same deal to other dispo partners, sell it yourself, or list it. Whoever brings the closing buyer wins. We only get paid if we close it.

How much does a JV partnership cost to set up?

Zero. No application fees, no membership dues, no hidden costs. We send you a simple JV agreement when we accept your deal. Both parties sign. That's it.

Can I upgrade to a better split percentage?

Yes. Hit either milestone in a calendar quarter and you move to 30/70 (30% to us, 70% to you) on all future deals: (1) $25,000 in funded assignment fees, or (2) close 3 deals. Automatic upgrade, no reapplication.

How fast do we actually get paid?

When the buyer closes, the assignment fee typically clears from the title company in 3-5 business days. We split it and wire your portion immediately. Most partners see payment within a week of close.

What kinds of deals do you NOT work with?

Deals already on the MLS, properties without clear title, wholesalers we can't vet, and anything that feels like a bait-and-switch. We also skip deals where you don't have real equitable interest (just a rumor, no contract). Otherwise, we're open.
